10    villa renovation & garage conversion

This rather tired and old-fashioned 1980s villa had plenty of Provencal charm, an outdoor swimming pool, and beautiful, mature gardens but the building needed significant modernisation and technical upgrading. Upon moving to the Cote d’Azur my wife and I considered purchasing it and so I designed new layouts and openings, conversion of some existing covered spaces into habitable space, and converting a garage into an independent split-level apartment. The changes would have resulted in a spacious three-bedroom villa of 162m² (previously 109m²) for holiday rental. The design created a family bedroom suite with new roof terrace and an ensuite shower room, two other double bedrooms with shared bathroom, large open plan kitchen and living area, and separate ground floor wc. A separate one-bedroom split level apartment (the garage conversion) was planned for my wife and I, with a home office. I had meeting with the maire in Bormes le Mimosas and obtained approval in principle. Sadly, the seller withdrew the property from the market, but we still love what it could have become!
