Client Meeting
1
-
meet in person to spend time with you to fully understand your practical needs and aspirations

-
discuss your project & develop your brief together including defining project parameters & establishing whether planning permission is required

-
advise you if specialist services are required - such as land surveyor for topographical plans

-
advise if partners might need to be involved - for example landscape architect

-
discuss your sustainability aspirations

-
discuss your budget using price per metre square guidelines

-
provide quote for design, planning, technical drawing, on site support - whichever elements your project requires

-
this two-hour design meeting - online, via telephone, or at your home if you are local - is free of charge

2
Conceptual Design & Development
-
survey your existing property/site & create plans of it as it is now

-
commission a topographic plan if necessary - this provides accurate levels of the land for your site

-
create plans & drawings to show you our initial concepts

-
create simple digital 3D models to help you understand how the spaces will feel

-
if planning is required, present the design concept to the Local Planning Authority to obtain feedback. This approach encourages dialogue and feedback on the concept before planning submission. Some LPAs charge a fee for this service.

-
advise you on the other consultants that might be needed, e.g. engineers

-
in advance of a planning application being made, the National Planning Policy Framework encourages consultation with neighbours and we can visit your neighbours with you to explain your project

-
produce architectural design plans on your feedback and integrate with other consultants’ work - e.g. structural engineer
-
produce elevations, sections, and floor plans as needed
-
Elevations = a drawing that shows the front back, and sides of a building, or room
-
Floor plan = as if you are looking down on the room from the ceiling (gives you the chance to see everything from other viewpoints)
-
A section = the view of the building as if it has been sliced in half, useful as it gives a view through the spaces
-

3
Planning application
-
finalise design drawings
-
commission additional studies where necessary and/or where required by your local planning authority - e.g. flood risk assessment

-
create visuals

-
submit planning application pack. Depending on the project details and the complexity of the work for a planning application, I will sometimes need to work in collaboration with other professionals to produce all elements of the pack

Technical design

5
Building Regulations drawings
-
technical design development incorporating specifications for materials and structural details
-
integrate with specialists - e.g. swimming pool company, structural engineers
-
create technical working drawings - example

brief project manager - yours or one that I source on your behalf if required
-
production of drawings for building regulations - tying in design concepts, planning advice and constraints, and technical design considerations.
